Tip #177: Quality, Not Quantity
When it comes to managing tenants, it’s the quality of time spent on the job that trumps the amount of time.
One of the easiest ways to manage tenants is to maintain a presence, even when you are not there. Landlords who do not have on-site management especially need to be “visible” to tenants.
That means making every visit count, and creating the sense of everyday availability.
This can be as simple as remaining dedicated to property maintenance and curbside upkeep, regular email updates to tenants, helpful signs or instructions around the property, and regularly scheduled property inspections.
Schedule a little extra time to touch base with neighbors when you stop by the property for repairs or inspections.
Once you go out of sight, you’ll be out of mind – and that can cost you.
